La nueva ley regulará diferentes ámbitos del sector inmobiliario

Ayer viernes 26 de mayo entró en vigor la nueva ley de vivienda, que fue aprobada en el Consejo de Ministros el pasado 27 de abril de 2023 y que fue publicada en el BOE el jueves 25 de mayo de 2023.

La nueva ley regulará diferentes ámbitos del sector inmobiliario, sobre todo en la parte del alquiler.

Una de las claves de la nueva ley es que los propietarios de los inmuebles serán los encargados de pagar los honorarios de las agencias inmobiliarias.

Límites al aumento del precio del alquiler, la ley de vivienda impondrá nuevos límites al aumento del precio del alquiler en toda España, permitirá rebajar la figura de gran tenedor de vivienda de diez a cinco inmuebles en determinados casos e impedirá a estos propietarios desahuciar a inquilinos vulnerables sin un acto de conciliación o arbitraje previo.

En concreto, la nueva ley de vivienda mantiene el límite del 2% para este año en el aumento del alquiler y lo eleva hasta el 3% en 2024 para, antes del 31 de diciembre del próximo año, crear un nuevo índice de referencia aplicable al territorio al margen del IPC.

Por otro lado, la nueva ley de vivienda permitirá reducir de diez a cinco inmuebles el concepto de grandes tenedores y extenderá a las personas físicas las restricciones para inquilinos contempladas en zonas tensionadas.
